I don't usually, (seriously!), write negative reviews, but I just couldn't not warn others. The only redeeming things about this hotel is the front desk, valet and the location. The rooms and building are run down and beat up! Mattresses are old and heater/ac is ancient. The toilet overflowed with minimal toilet paper and I asked twice for them to clean it up and all I got were new towels... The original towels were on the bathroom floor keeping the water from spreading into the room. This was all in plain view of the bed where they placed the towels!!! 😠 I won't ever be back...

This hotel is perfectly located between the beach and balboa fun park (about 4-5 minutes to each). Staff was nice and helpful. Room was great, very clean and comfortable. There were yummy snacks in the lobby and a continental breakfast. However, the parking situation is absolutely crap. There is no parking for hotel guests. You have to either use valet that is $45 per day or pay $38 for the all day local parking. I get that California parking sucks in general but there is no deal for the guests? Valet should be WAY cheaper if the city won't work out something. That part was so wrong for those that stay here and was off putting for considering another stay in the future.

Like the other reviews mention, the location is perfect! Close to the beach, fun zone, bike path, restaurants, shops, etc. The owner and employees are friendly. Many chairs and boogie boards to borrow. However, were a family of 4 and stayed in room with two separate rooms. A/C did not work and rooms were very sparse. No chairs, etc. View of a brick wall (which they can’t help and not a huge deal). But they brought fans up which helped. If they put a little TLC in the place it would be perfect.

NEVER, EVER, COME HERE unless you like floor tile spotting covering most of the entire floor tile, that you realize after a bit of suspicion is actually a concentration camp's worth of dead ants, until you see a live one poking around his dead buddies and you get something to try touching the other floor tile spots and they all move. Especially do not come here if you are looking for a nice relaxing end to a stressful week after midnight, like I did.

Use to love this place till today just now! To the owners of this cool place. I think it’s time Lisa finds a new line of work, customer service isn’t her forte! Bring back the friendly happy people who use to be here and we’ll be back! 🤙 My Fiancé called to make sure they had a room for early checkin. Lisa answered the phone and said yes they did. So we left the Hyatt in Huntington Beach and jumped in our uber. When we arrived and walked in to the front desk Lisa was just awful from the jump... We said we were the 1’s that just called for the early checkin and that we pre booked our room with American Express and we were ready to check in. Lisa then said to my Fiancé since you booked with American Express you can’t check in till 4. That’s when I said you told my Fiancé we could check in now and had an available room so we made our way here because of that. Thats when I also said to Lisa who is just plain nasty and has a very difficult time listening and serving her customers. That she could indeed check us in now because she could use 1 of my other forms of payment till my American Express reservation Lisa couldn’t find showed up. Lisa then kept being very rude and condescending. Then said she could run a credit card for $600 to check us in now. After Lisa’s attitude and bad energy I had enough and me and Fiancé left. With Lisa not wanting to quiet her mouth as we left. I would sure love for the owners here to listen to my Fiances original call securing a room to check in. Then watch the security footage and audio of our attempt to check in with Lisa. If Lisa can’t find happiness in customer service or being at the beach. I think it’s time she go enjoy her senior citizenship & retirement. If your paying happy customers are where she dumps off her nasty attitude. We have lots of family here in Fullerton, Costa Mesa and here in Newport Beach. We will make sure they don‘t spend their time and money at Balboa Inn.
