Marriott's Newport Coast Villas

We stayed a week at this timeshare over Christmas, and it was far from pleasant. The room was dirty when we arrived, with hair on the shower wall and the kitchen floor. To make matters worse, they charge $35 for room cleaning, and additional fees for towels! The only 'free' amenities were unlimited kitchen and washer soap. The experience felt more like a budget motel than a vacation club. The additional charges for basic services like cleaning and towels are outrageous, especially considering the high cost of staying at a supposedly upscale timeshare. The lack of attention to cleanliness and the nickel-and-diming for essentials really soured our holiday spirit. We definitely do not recommend this property to anyone looking for a relaxing, hassle-free vacation. The management seems more focused on extracting every possible penny from guests rather than ensuring a comfortable and enjoyable stay. Save your money and your vacation time; there are far better options out there.

Fantastic location. Close to shopping malls and supermarkets, and doing grocery is easy. The landscape and view is splendid! Also the staff is welcoming. However, the room needs improvement. Some rooms has pretty old furnishing. Even water leaks. The noise insulation is not great, we found that since my next door was partying during my last night.

For the amount of money we pay for our membership in 2022 the place has gone down hill. Service members are not happy at all and it shows. The rooms are outdated. We have to do our membership update presentation and they schedule it for a Sat at 2pm. Seriously? Never had presentations on a Sat in the past. Just ruins the whole weekend plans. They won’t change the time at all so we have to cancel our tee time. This is our home membership location and it’s just so disappointing. We would never buy more points with them. The only plus is the view here.

Awesome location, garden/ocean view, great amenities! but we had to stand up to enjoy the ocean view. The balcony wall was taller than counter height and completely hid the ocean when we were seated. Appliances and some furniture need to be replaced - lettering is mostly worn off the stove top knobs, microwave turntable thunks while turning, king mattress has compacted hollows in it from all the guests who have slept on it (so we used the queen bed in the second bedroom); dresser drawers stuck and had to be coaxed open. Otherwise a great room to relax and read in. You just have to go elsewhere for the ocean view :/. Safe, very easy to walk the resort, so much dining, village, beach front and island touring available within about a 5 mile radius, weather a steady high 60-low 70 degrees.

Our second time staying at Marriott Newport, facilitates beautiful and have wonderful views. Rooms are 5 start and perfect for family bonding, every unit is a two bedroom two bath with a large common room great to chat and play games. Amazing place to relax by the pool and watch the sunset. Service could have been better, but overall we always enjoy a stay at Marriott.
